Green Building in Los Gatos
The California Sustainability Alliance chose Los Gatos to be featured in its Sustainability Showcase as a California Leader in Sustainability for 2009.
The Town operates as a Green business and is recognized for its LEED library project. The Town of Los Gatos has posted the Green Point Rated guidelines and checklist for both new homes and remodeled homes on their website under
Green Building Guidelines.
New home construction and habitable additions to existing residences require energy calculations using
California's Energy Efficiency Standards Title 24, Part 6, of the California Code of Regulations.
Hillside Home Construction and Remodeling on Los Gatos Hillsides
In order to preserve the natural beauty of the hillsides and promote safe structures given local geolgoic hazards, the Town of Los Gatos has created a comprehensive Hillside Development Standards & Guidelines: Compliance Checklist. The sections include: Constraints Analysis & Site Selection, Site Planning, Development Intensity, Architectural Design,and Landscape Design.
Soils Investigation Requirements
A soils investigation must adhere to the California Building Code (CBC) and may be required by the Los Gatos Building Official for any project. A new custom home or home addition project with geologic hazards such as suspected slides, slumps, soil creep, expansive soil, liquefaction or steep slopes etc… typically requires a soils investigation from a geotechnical consultant. Note that previous soils reports must also be included in the building permit application.
Building Permits for Historic Renovation
The Town of Los Gatos takes pride in its local history and is fortunate to have a Historic Preservation Committee that acts as an advisory body to the Planning Commission on all matters pertaining to historic preservation which is codified in the Historic Preservation Town Code. While some residences are protected with a Landmark Historic Preservation designation, others have specific home renovation rules such as historic structures are located in an historic district or on a historic site and/or constructed prior to 1941.
